Lomeland House Studies


These sketches describe what was originally going to be my new infill house (the actual house to be, is the Duplex). It was an ambitious plan that was going to combine 3 separate suites into one structure, with a basement suite, main level suite, second story suite, and an outdoor roof deck. All floors would have been linked by a shared stairwell open to all levels. Generally the concept was to have a flexibly planned house that could accommodate a variety of uses and users over time. Able to easily accommodate a large family, or medium family with an optional basement rental suite, or alternatively, split occupancies into three separate levels - it is the sort home someone could stay in for a life time whether making full use of it, or renting it in compartments as an income property. This particular design ended up being a bit expensive to build. I did a similar reduced version of it that was affordable, but still too valuable for bank appraisal, thus I ended up doing the duplex instead, but new circumstances could easily revive and realize this concept....
