Lomeland Duplex
This 
is my own personal residence, due for construction in 2015. Designed 
as a front-to-back duplex on a narrow 33’ wide infill lot, it has proven
 an exercise in compact, efficient space planning, and could become a
 new prototype for similar small family/starter homes in Edmonton. 
Originally I had planned to build a more intricate single family home on this
 location, but the mortgage appraisal would not support such an 
expensive venture in this neighborhood. Thus with the duplex I have 
taken the “income property” approach and will have a home that makes 
me some money. Each unit is 1100 square feet, and includes 3 bedrooms 
(with a master suite with it’s own bathroom and walk-in closet), 3 washrooms,
 a combined kitchen / dining room and a generous sized living room. 
Altogether, it packs a big punch for a small home and I can’t wait to 
have it built and move in!
